Property Maintenance Terms of Service (TOS)**

These Terms of Service (“Terms”) govern all property maintenance services provided by Airdrie Contracting Experts (“ACE,” “we,” “our,” “us”) to the client (“you,” “customer,” “subscriber”). By subscribing to any ACE property-maintenance plan, requesting service, signing up online, or making payment, you agree to these Terms.

1. GENERAL TERMS (APPLICABLE TO ALL PACKAGES)

1.1 Service Area

ACE provides services within Airdrie, Calgary North, and surrounding communities.
Service outside these areas may require additional travel fees.

1.2 Subscription Billing

All property-maintenance packages operate on a monthly subscription model.

  • Billing renews automatically month-to-month.

  • Payments are processed on your signup date each month.

  • Accepted payment methods: credit card, debit, e-transfer (if pre-approved).

  • Missed/failed payments may pause service after 48 hours.

Annual billing options (if selected) are non-refundable.

1.3 Cancellation Policy

You may cancel anytime with 30 days written notice.

  • Services continue until the end of the paid period.

  • There are no partial refunds for unused time.

  • If you received a discounted rate for annual billing, cancellations void the discount and prorated adjustments may apply.

1.4 Weather & Conditions

Outdoor services depend on weather conditions.
Delays may occur due to:

  • Snowstorms

  • Heavy rain

  • Extreme wind

  • Frozen ground

  • Unsafe conditions

ACE will resume service as soon as conditions allow.

1.5 Access to Property

You must ensure:

  • Gates are unlocked

  • Pets are secured

  • Excess debris is removed before service (unless paid cleanup is requested)

If our team cannot safely access the property, the visit may be skipped without refund.

1.6 Service Scheduling

ACE operates on service windows, not exact appointment times.

  • Lawn care: typically every 7–14 days depending on package

  • Snow removal: after 1cm accumulation, completed within 24 hours after snowfall ends

  • Handyman visits: pre-scheduled

Schedules may vary depending on route optimization and weather.

1.7 Additional Work / Upgrades

Any work not included in your package (e.g., fence repairs, dump runs, landscaping, renovations) will be quoted separately.

Subscribers receive preferred pricing, but it is still billed as project work.

1.8 Property Damage / Liability

ACE is insured and takes all reasonable care while providing services.
However, ACE is not liable for:

  • Hidden hazards (e.g., rocks, toys, hoses) that cause mower/trim damage

  • Damage caused by pre-existing conditions

  • Surfaces damaged by snow removal when not marked (e.g., unmarked edges, pavers, landscaping)

  • Ice buildup beyond our control

If damage is caused directly by our negligence, ACE will repair or compensate accordingly.

1.9 Equipment & Crew Safety

ACE may refuse or pause service if conditions are deemed unsafe, including:

  • Aggressive animals

  • Hazardous debris

  • Unstable structures

  • Extreme weather

Safety decisions are final.

1.10 Holidays

Service schedules may shift slightly around holidays.
Snow removal continues regardless of holidays.

1.11 No Guarantees on Natural Elements

ACE does not guarantee:

  • Grass growth rate

  • Weed regrowth prevention without a weed-control package

  • Zero ice conditions (ice control reduces but does not eliminate risk)

  • Snow-free surfaces during ongoing storms

We provide best-effort industry-standard service.

1.12 Communication

Primary communication methods:

  • Text message

  • Email

  • Phone call

By subscribing, you consent to receiving service updates and notifications.

1.13 Service Pauses

You may request a pause of up to 14 days per year for vacations, etc.
Extended pauses may require plan adjustments.

1.14 Refunds

ACE does not offer refunds for:

  • Weather delays

  • Skipped visits due to inaccessible property

  • Early cancellation within a billing period

Refunds are issued only in cases of billing errors.

1.15 Changes to Terms

ACE may update these Terms at any time.
Subscribers will be notified before changes take effect.

2. PACKAGE-SPECIFIC TERMS

2.1 OPTION A – Seasonal Clean-Up Plan

Deal Price: $600 annually (Price only available from October 1st - March 1st

Reg Price: $800 annually (This package is heavily seasonal: primary value is in Spring & Fall clean-ups.)

Includes:

  • Spring Clean-Up (April–May)

    • Power rake / dethatch

    • First mow & trim

    • Light aeration

    • Leaf/debris removal

  • Fall Clean-Up (September–October)

    • Final mow & trim

    • Leaf/debris removal

    • Lawn prep for winter

  • Annual Gutter Cleaning (1 visit)

Discounts:

  • 5% off all renovations, landscaping, and project-based work

Service Notes:

  • Visits may occur any time within the spring/fall service windows depending on weather.

  • Additional cleanup outside these windows is billed separately.

  • Heavy debris, dog-waste accumulation, or neglected yards may incur extra fees.

2.2 OPTION B – Lawn Care + Snow Removal Plan

$239/month

Includes:

Lawn Care (April–October)

  • Bi-weekly mowing & trimming (weekly when growth is heavy)

  • Lawn edging (as needed)

  • Basic debris pickup

  • Blowing off walkways & driveway

Snow Removal (November–March)

  • Snow clearing after 1 cm accumulation

  • Up to 24 hours after snowfall ends

  • Includes:

    • Driveway

    • Sidewalk

    • Front pathways

    • City sidewalk (if applicable)

Ice Management

  • Salt/grit applied as needed

  • Removal of ice build up beyond our control will be communicated with the customer and billed accordingly

Discounts:

  • 10% off all renovations, landscaping, and project-based work

Service Notes:

  • Extremely large driveways/lots may require upgraded pricing.

  • Heavy drifting snow needs to be communicated by the customer in order for us to come out

  • We do not remove windrows created by city plows unless included in add-on.

2.3 OPTION C – Full Property Maintenance + Handyman Plan

$279/month

Includes Everything in Option B PLUS:

Handyman / Repair Visits

  • Yearly Property Inspection Report w/ recommended repairs

  • Up to 4 visits per year (1 per quarter)

  • Includes small tasks such as:

    • Minor drywall repairs

    • Caulking

    • Touch-up painting

    • Small fixture installations

    • Minor fence/deck repairs

    • Basic carpentry

    • Weatherstripping

    • Minor plumbing fixes (non-licensed work)

Priority Booking

  • Faster turnaround for service requests

  • Priority during storms & peak landscaping season

Discounts

  • 15% off all renovations, landscaping, and project-based work

Service Notes:

  • Handyman visits cover tasks taking up to 1 hour.

  • Larger repairs or renovation-level tasks will be quoted separately.

  • Material costs are not included unless noted.

3. RENOVATION & PROJECT TERMS OF SERVICE (APPLIES TO ALL NON-SUBSCRIPTION WORK)

3.1 Quotes

All renovations, landscaping, and construction jobs receive a written quote.
Quotes are valid for 30 days.

3.2 Deposits

Standard deposit: 40–50% depending on project size.
Large custom projects may require staged milestone payments.

3.3 Timeline

ACE gives estimated timelines but cannot guarantee exact completion dates due to:

  • Weather

  • Material delays

  • Subcontractor scheduling

  • Scope changes

3.4 Change Orders

Any changes after approval must be documented and may affect cost and timeline.

3.5 Warranty

ACE provides a 1-year workmanship warranty on renovation and construction projects.
Manufacturer warranties apply to materials.
